Big wooded lots 20 miles east of the city
Murrysville is unusual among the places we serve: it is neither a borough nor a township but a home rule municipality, chartered in 1976, which is why you will see it written as the Municipality of Murrysville. It covers nearly 37 square miles along Route 22 at the Westmoreland and Allegheny county line, sits at about 1,100 feet, and holds around 21,000 people. Low density and high ground, in other words, with houses set well back on wooded acreage.
It has a genuine claim on local history too. In 1878 the Haymaker brothers drilled one of the country's first commercial natural gas wells here, which is a better piece of trivia than most towns get.
A mature suburb, not a growth market
The median Murrysville home was built in 1979, and roughly 62 percent of the municipality's housing went up between 1960 and 1999, with the 1970s the single largest decade. Fewer than 20 percent of homes date from 2000 or later, and almost nothing has been built since 2020. This is a re-roof and re-side market rather than a new-construction one, and the work reflects it: split-levels, ranches, and colonials on large lots, in a mix of brick, vinyl, and cedar-derived siding, most of it now on its second exterior at best.
Elevation is part of the calculation. Murrysville sits higher than Pittsburgh and the ground keeps climbing east toward Chestnut Ridge, so snow sits longer here and ice damming at the eaves is a more regular complaint than it is closer to the city.
Trees are the main variable
