Roofing a county built on hillsides
Allegheny County is 130 separate municipalities wrapped around Pittsburgh and its three rivers, more than any other county in Pennsylvania, and very little of it is flat. Homes sit on cut-and-fill hillsides in the North Hills, on ridge tops above the valleys, and on tight lots in the river boroughs. That terrain decides how a job runs before a single shingle comes off: where the dumpster goes, how material reaches the roof, and how we protect landscaping on a steep lot.
It also decides where roofs fail. North-facing slopes on a shaded hillside hold snow and ice long after the sunny side has cleared, and the low-slope porch and addition roofs tacked onto older houses are the first place we look when a homeowner calls about a winter leak.
The oldest housing stock in the region
The median Allegheny County home was built in 1957, and 28 percent of the county's houses went up before 1940, the highest share of pre-war housing anywhere we work. Only about one home in ten dates from 2000 or later. In practice that means brick foursquares and Tudors in the inner-ring boroughs, capes and ranches from the postwar townships, split-levels and colonials in the 1970s and 80s plans, and comparatively little new construction outside the northern and southern growth corridors.
Each era shows up differently on an estimate. The oldest houses often still carry original slate that needs targeted repair rather than a tear-off. Midcentury homes tend to have undersized gutters and attics that were never properly vented. The 1980s plans are where we find first-generation vinyl gone brittle and chalky over shingles well past their service life.
What our weather actually does to a roof
NOAA's 1991 to 2020 normals for Pittsburgh International put average annual snowfall at 44 inches and annual precipitation at just under 40 inches. The number that matters more for a roof is the roughly 80 days a year when the temperature climbs above freezing and drops back below it. Every one of those cycles works at flashing, at sealant, and at any water already sitting in a seam.
Summer brings the other half of the problem. The straight-line thunderstorm wind that knocked out power to more than 400,000 homes across the region on April 29, 2025 hit Allegheny County communities including Gibsonia, Allison Park, and Monroeville hard enough to take nine days to fully restore. Wind damage of that kind lifts and creases shingles without them ever leaving the roof, which is why an inspection after a storm is worth doing even when nothing looks obviously wrong from the ground.
