The plans that built Cranberry are coming due
Cranberry Township was farmland until the highways arrived: the western leg of the Pennsylvania Turnpike in 1951, Interstate 79 in 1966, and the I-79 and Route 228 interchange rebuild in 2004. The housing followed. The median Cranberry home was built in 1996, roughly 40 percent of the township's homes have gone up since 2000, and just 213 of its nearly 15,000 housing units predate 1940. There is almost no old housing here at all.
That history sets the work. The plans built through the 1990s and early 2000s went on with builder-grade asphalt and first-generation vinyl, and that material is now 20 to 30 years old. Most of what we do in Cranberry is a first or second replacement on a house that has never had serious exterior work done to it, which means the homeowner is usually making these decisions for the first time.
Open ground, wind, and architectural review
Because Cranberry was farmland, the plans built on it have little of the mature tree shelter that older Pittsburgh suburbs enjoy. The tree cover is largely planted or retained buffer rather than standing canopy. Open exposure on gently rolling ground puts the load on ridges, hips, and rake edges, so the starter course, the ridge cap, and the nailing pattern matter more here than the shingle brand does.
The other Cranberry constant is architectural review. This is plan-and-association territory, and most homeowners here need approval for a shingle color or a siding profile before anything gets ordered. We will match an approved product and give you the manufacturer data sheets your association asks for, so the submission is not something you have to chase us for.

How old is too old for a Cranberry-area roof?
It depends on what went on originally and how exposed the house is. Builder-grade shingles from the 1990s plans are typically at or past their expected life now, while a mid-2000s architectural shingle may still have years in it. A free inspection settles it either way.
